Janie says, “You learn a lot when you talk to a person. I look for job stability and liability payment history. Are they maxing out their obligations? That is very important because I certainly don’t want to get home buyers into a situation where they’re going to be in over their head. I try to be extremely thorough and anticipate any issues. I definitely overestimate everything to prevent the worst case scenario so by the time we get to closing, everything tends to be much better — the payments, the fees and the process.”

Janie, who joined Atlantic Bay in 2004, specializes in government loans. She says, “It’s important that the home buyer understand the mortgage process and what’s involved. I make sure they are going to be comfortable with the mortgage payment. I also confirm that they understand that there are going to be unexpected costs, now that they are going to be a home buyer. I like to address budgeting for future expenses so they know what they are getting themselves into. I also talk about the benefits of being a home buyer such as potential tax benefits and building equity in your own home. It’s not just a matter of finding a place to live; it’s also a huge investment.”
