A proud Vietnam veteran, Joe Delgado entered the mortgage industry in 1974 through a Veterans’ Administration training program. He went on to work for a large consumer finance company, where he deepened his knowledge and experience with mortgages. Joe, who came to Atlantic Bay in 2008, has been recognized the last five years as one of the top mortgage professionals for outstanding customer service and client satisfaction.
A man who does what he says he will do, Joe initially meets with clients face-to-face. Very early in the discussion, he gathers basic information to pre-qualifly them for a loan, a process he calls running an “Oasis of Rapport.” Joe says, “People think pre-qualification is a very long process and it is not. The conversation to get clients pre-qualified only takes about 10 minutes. When I tell them, ‘You’re approved, based on what you have told me,’ that calms them and they can relax though the rest of the conversation.” Joe then explains what the borrowers can expect from him and the steps they will need to take to be fully approved for the loan.
Joe has conducted many learning sessions and taught classes to over 35 industry professionals. His business consists of 95 percent purchase and 5 percent refinance with 95 percent referrals.
As part of his dedication to the community in which he works, Joe rides in the MS 150 Bike Ride, a two-day fundraising bike ride organized by the National MS Society. He also participates in the James County Police Department’s Annual Project Lifesaver Car Show. The car show raises funds used to purchase personalized wristbands that emit a radio frequency tracking signal for people afflicted with dementia, Alzheimer’s, Autism or other disorders which make them prone to wandering. The wristbands allow the police to track patients if they are reported missing.
