Down payment assistance (DPA) is money that helps cover your down payment and, in many cases, part of your closing costs. It arrives in one of three forms: a grant you never repay, a forgivable second mortgage cleared after you live in the home for a set period, or a repayable second mortgage paid back over a term. Eligibility usually depends on your income, credit score, purchase price, and location.

The Three Forms of Down Payment Assistance

Programs vary widely by state and agency, but most assistance falls into one of these structures. Knowing which one you're being offered matters, because it determines whether you ever pay the money back.

Structure

How It Works

What to Watch For

Grant

Funds you receive that generally don't require repayment when program conditions are met

Often limited to first-time buyers; funds can run out mid-year

Forgivable second mortgage

A lien that may be forgiven after you live in the home for a required period

Selling or refinancing early can trigger repayment

Repayable second mortgage

A second loan repaid according to the program's terms, often at a lower rate

Adds a second monthly payment to your budget

What an Affordability Period Means

The required residency window on a forgivable loan is called an affordability period. It's the length of time you must keep the home as your primary residence for the assistance to be fully forgiven, and it's set by whoever funds the program rather than by your lender. Selling, refinancing, or converting the home to a rental before that period ends can require you to repay some or all the funds.

How Much Down Payment Do You Actually Need?

A 20% down payment is a myth for most buyers. Knowing your loan program's minimum down payment first helps you understand how much assistance you may actually need.

Loan Type

Minimum Down Payment

Conventional

As little as 3%

FHA

3.5% with a credit score of 580 or higher

VA

0% for eligible servicemembers, Veterans and surviving spouses

USDA

0% in eligible rural and suburban areas

Who Qualifies for Down Payment Assistance

You don't always have to be a first-time homebuyer to qualify for down payment assistance. Some programs are available to repeat buyers as well.

Eligibility is set program by program, though a handful of requirements appear almost everywhere: household income at or below a published limit for your county and family size, a minimum credit score, an owner-occupancy requirement, and often a completed homebuyer education course. Some programs also cap the purchase price of the home.

What Counts as a First-Time Homebuyer

Under many federal definitions, you may qualify as a first-time homebuyer if you haven't owned a principal residence during the previous three years. Certain single parents and displaced homemakers may also qualify even if they previously owned a home with a spouse. Individual DPA programs can define eligibility differently, so check the rules for the specific program.

Where Down Payment Assistance Comes From

State, city, and county housing finance agencies (HFAs) run the largest share of programs. Nonprofits, housing authorities, and some employers offer their own. Certain communities fund programs specifically for teachers, first responders, health care workers, and other public service roles. Gift funds from family also count toward most down payments, though they follow separate documentation rules.

HUD maintains a state-by-state list of local homebuying programs worth reviewing alongside whatever your lender offers. Many buyers qualify for more than one source and can combine them.

Atlantic Bay's Down Payment Assistance Programs

Atlantic Bay Mortgage Group offers two programs of its own, in addition to helping you access state and local assistance.

Down Payment Assistance FAQs

What is down payment assistance?

Down payment assistance is funding that helps cover a homebuyer's down payment and often part of their closing costs. It comes as a grant, a forgivable second mortgage, or a repayable second mortgage, offered through housing finance agencies, nonprofits, employers, and lenders.

Is down payment assistance a loan or a grant?

Both exist. Grants never have to be repaid. Forgivable second mortgages are cleared after you live in the home for a required period. Repayable second mortgages are paid back over a set term, usually at a low interest rate.

Do you have to pay back down payment assistance?

It depends on the structure. Grant funds are yours to keep once you meet the program's conditions. Forgivable loans convert to no repayment after the affordability period ends. Repayable second mortgages are paid back on a schedule, commonly over 10 years.

Can down payment assistance cover closing costs?

Many programs allow funds to be applied to closing costs and prepaid items rather than the down payment alone. Atlantic Bay's Homebound grant, for example, can go toward any of the three.

What credit score do you need for down payment assistance?

Credit score requirements vary by assistance program and loan type. For example, FHA guidelines allow a 3.5% minimum down payment for borrowers with qualifying credit scores of 580 or higher, while some Conventional programs may require a score of 620 or higher. Individual lenders and DPA programs may set additional requirements.

Can you use down payment assistance more than once?

Possibly. Some programs are limited to first-time homebuyers, while others are available to repeat buyers. If a program uses the common three-year first-time homebuyer definition, someone who hasn't owned a principal residence during that period may qualify again. Individual program rules apply.

Does down payment assistance delay closing?

It can add a few days, because the assistance provider reviews and approves funds alongside your lender. Discussing DPA during pre-approval can help identify program requirements early and reduce the risk of delays once you're under contract.

How much down payment assistance can you get?

The amount varies by program. Assistance may be offered as a fixed dollar amount or calculated as a percentage of the home's purchase price or first mortgage amount. Your income, location, loan type, purchase price, and the specific program can all affect how much assistance is available.

Still not sure what you qualify for?

Saving for a down payment can feel like the one hurdle standing between you and a home of your own. It's often smaller than it looks once someone walks you through the programs available where you're buying. Bring your questions to an Atlantic Bay Mortgage Banker and we'll go through the numbers together, no commitment required.
